Michael Chulak established Michael T.
Chulak & Associates, A Law Corporation, as a general
practice law firm. The firm represents clients in litigation
and transactional matters, and provides consulting services.
Michael Chulak practices in the areas of homeowner association
law, real property, construction, construction defects,
business - corporate law and estate planning.
Born in Los Angeles, he obtained a Bachelor of Science
degree in Business Administration from California State
University at Los Angeles and a Juris Doctor from Ventura-Santa
Barbara College of Law. In addition to being an attorney,
Michael Chulak is a licensed general building contractor
and real estate broker. He has also been a real estate
instructor for several colleges.
Michael Chulak has provided legal advice to hundreds
of corporations, LLCs and partnerships and has provided
consulting services to over 70 law firms in various
matters including litigation. He has testified as an
expert witness more than 100 times over the last 20
years.
Michael Chulak writes legal columns for several newspapers
and has hosted a radio talk show on KVTA AM 1520 and
KRLA AM 840 known as On the Law with Attorney Michael
Chulak. He is the author of the website HOAQandA.com,
serves as a mediator and provides free legal seminars.
Michael Chulak is also one of the owners of CoastManagement.net
which has provided property management services to homeowner
associations in Los Angeles and Ventura counties since
1987.
Michael Chulak was the founding and managing partner
of Chulak Shiffman Quisenberry & Drescher. He is
a member of Rotary International and has been a member
of The Magic Castle for more than 20 years. He is available
as a speaker for community organizations. Topics include
homeowner associations – everything you need to
know (Davis-Stirling Act), asset protection, and legal
considerations when starting a business.

Jim Perez has been practicing law in
the State of California since 1989. He has handled numerous
and varied litigation as well as transactional matters.
He has acquired tremendous litigation experience from
conducting actions which have included, complex multi-party
construction defects, residential real estate purchases
and sales, boundary disputes, mechanics’ liens, enforcement
of homeowner associations’ Covenants, Conditions and
Restrictions (CC&Rs), and personal injuries, among others.
Jim Perez has obtained substantial transactional experience
through drafting, reviewing and revising contracts on
behalf of commercial and residential property owners,
real estate developers, general contractors, subcontractors,
commercial and residential tenants, as well as residential
real estate purchasers and sellers.
Jim Perez has represented a diverse mix of clients,
including, but not limited to, homeowner associations,
single family detached homeowners, townhouse and condominium
homeowners, commercial property owners, real estate
developers, general building contractors, building subcontractors,
commercial and residential tenants and personal injury
victims. Notably, Jim Perez handled many wrongful death
and personal injury actions arising from the collapse
of the Northridge Meadows apartment complex during the
1994 Northridge earthquake.
Jim Perez is also highly experienced in mediation and
other forms of alternative dispute resolution. He was
responsible for the opinion published by the California
Supreme Court regarding mediation, Foxgate v. Bramalea,
et. al., 26 Cal.4th 1.
Jim Perez has successfully pursued actions against real
estate brokers, agents and sellers, insurance companies,
banks, real estate developers, general building contractors,
building subcontractors, architects and engineers, among
others. He has also defended clients in a variety of
actions.
Jim Perez has presented seminars on the following topics:
Land Movement and Residential Housing; Mold in Residential
Housing; Construction Defect Litigation; Mediation Privilege;
and, Wild Fire Victims’ Rights.
Jim Perez was admitted to the California Bar in 1989,
admitted to the United States District Court (Central
District) in 1990, and admitted to United States Supreme
Court in 2002. He obtained his Juris Doctorate degree
from the University of La Verne and completed classes
at the Oxford University Institute on International
and Comparative Law in Oxford, England. He received
a Bachelor of Arts degree from the University of California
at Los Angeles.

Born in Chicago, Illinois, Christine
Macfarlane obtained a Bachelor of Arts degree and a
Juris Doctorate from Indiana University, Bloomington,
Indiana.
Christine has successfully represented clients with
regard to various complex litigation matters, including
intellectual property and products liability disputes
in both federal and state court. Christine's current
practice focuses primarily in the areas of personal
injury, homeowner association law, construction defects,
real property and business disputes, as well as trademark
and copyright infringement. Christine has gained extensive
litigation experience in her fifteen years of practice.
Christine Macfarlane is admitted to practice in all
of the California State Courts, the United States District
Court for most of the Districts in the State of California,
the Ninth Circuit Court of Appeals, and the United States
Supreme Court.
